An estate agency sells. A property manager manages. Neither would agree to put its own income second to the other’s viewings. BridgeRent does both, with the sale always first, and that is why it can offer a model that otherwise would not stand up.
The Property analysis is where every relationship starts: free, no mandate, a first reading and a written sheet. Even if the answer is “wait”.
4-month exclusive mandate, dated written commitments, one contact, a team behind them. 1% + VAT at completion (rogito, the notarial deed), exit without penalties if we miss a commitment.
Optional, and only where it makes sense: eight checks on site, a separate contract at 25% of nightly rates collected, VAT included, cancellable with 30 days’ notice.

A maximum of 12 keys per field person in short-let management: with two people, 24 properties in 2026. For every recurring task a named owner, a one-page written procedure, a named deputy. The five-day test: if Andrea steps away for five days, check-ins, viewings and replies do not slip.
Our office is a building that has been for sale since 2006 and now earns: our strongest commercial case and the place to meet, by appointment, a short walk from Piazza Monte Grappa. One open day a month, with the numbers on the board. Registered office in Milan, Viale Certosa 218.
