Questions about the area

The ones we are actually asked.

Do short lets on Lake Varese work all year?
No: demand is concentrated between May and September, with peaks around sports events and good weather. On our portfolio Brebbia shows 48.6% occupancy with short stays (2.5 nights). That is why, on the lake, short lets should be compared with a transitional lease and with personal use, not taken for granted.
What is a second home on the lake worth?
It depends heavily on the view, the condition and the town: the gap between a lake view and the second row is marked. We give a range with comparable sales, not an “exact” number.
Should I sell or keep a second home in Bodio Lomnago?
If you use it little and it costs you money, it often makes sense to let it earn while you sell, so the wait is not a cost. If you are in no hurry, seasonal short lets with agreed personal use keep the option open. We check it with the Property analysis.
Are there restrictions on short lets in the lake towns?
You need a CIN (the national short-let code), guest registration with the police, the tourist tax where the town levies it, and building rules that allow it. Local rules can change: we check them when the let is activated.
