An empty shop costs money. A shop for sale can earn.

Shops, offices, showrooms and unusual spaces: an exclusive mandate at 1% + VAT at completion (rogito, the notarial deed) for the owner and, where there is real demand, temporary uses and a digital shop window while the property is on the market.

What we do

The same rules as for homes. Tools built for shops.

Strategy first. Then the transaction.

Exclusive sale

1% + VAT at completion for the owner; the buyer pays 3% + VAT. A 4-month mandate with written Service commitments and dates, and exit without penalties if we miss one.

Analysis before the price

Permitted use, compliance, local rents and the real alternatives: sale, commercial lease, temporary use. If the right move is to wait, we tell you.

Temporary uses

Shoots, pop-ups, events, temporary stores: a day, a weekend or a week, at list prices, always after sale viewings. Only where there is real demand.

Digital shop window

Vertical screens in the window, on 14 hours a day and managed remotely: your property for sale and local sponsors. Our equipment, at our expense.

How BridgeRent Commercial earns

Screens at our expense

Equipment, installation and remote management are paid by the agency; the screens remain ours before and after completion. You pay the electricity and we pay you a flat €25 a month per screen.

Which spaces

Where it makes sense. And where it does not.

It makes sense if

  • The shop window is at street level, in the centre or on a busy street
  • The space can be used as it is for temporary events
  • The owner is willing to let shoots, pop-ups and events in between viewings
  • It is in Varese, on the lakes or in Milan: where a same-day site visit reaches

We do not promise

  • Guaranteed income from pop-ups or advertising: they start only if there is real demand
  • A catalogue version of Earns while it sells for commercial property: every space is assessed case by case
  • A commercial sale already completed: we will publish the first one with real figures when it happens
  • Cover where a same-day site visit does not reach

★★★★★

I met Andrea when I relocated my business premises.

I was struck by the professionalism, kindness and competence. He followed me step by step through the negotiation, with great seriousness.

I recommend BridgeRent, it undoubtedly stands out.

Questions about commercial property

Before you sign.

Does the owner of a shop pay an agency fee?
1% + VAT at completion, always, with the same rules as for homes; the buyer pays 3% + VAT. On temporary uses and sponsors, 10% of what the space actually takes in.
Who pays for the window screens?
The agency: equipment, installation and remote management. The screens remain the agency's property before and after completion. The owner pays the electricity and receives a flat €25 a month per screen.
Are permits needed?
For window screens and for events open to the public, yes. We handle the paperwork with the Comune (the town council), and the temporary licence agreement covers escape routes and the exhibitor's insurance.
Do temporary uses slow the sale down?
No. Sale viewings always take priority and the calendar is built around them. A space in use sells better than a dark one: visitors see a place that works.
Do you also handle commercial leases?
Yes: finding the tenant, the contract, registration. The owner pays no fee for finding the tenant; ongoing management is optional, at 10% of the annual rent, VAT included.
Is this an off-the-shelf model?
No: it is a selective line. A few projects assessed one by one, each with its own profit and loss and a cap on hours. The Cinema Vittoria is the case, not the category.
