What we do for you

One contact in Varese. For everything.

No promises we can’t keep: below is what we do, not what “could be done”.

Sale viewings

We run them, coordinate them with any guests and send you written feedback every 30 days.

Guests and short lets

Listing, pricing, check-in, cleaning, an inspection at every check-out. A monthly statement with every booking.

Tenants

Screening, contract, registration, handover. Optional ongoing management for transitional and 4+4 leases.

Maintenance

Small jobs coordinated with local tradespeople; for larger works, quotes and supervision, with your written approval.

Documents

Cadastral records, floor plans, energy certificate (APE), building rules; coordination with the notary, surveyors and the building administrator.

Sale and completion

From the Property analysis to the notary’s signature. If needed, a power of attorney so you can complete without coming in person.

How it works from abroad

Five things that take the distance out of it.

The practical side, in the order it comes up.

Power of attorney for completion

Completion can be signed on your behalf through a power of attorney (procura) drawn up by a notary. Abroad you sign it at an Italian consulate or before a local notary, with an apostille; the notary handling the sale confirms the exact form and any translation in advance.

Video calls

Site visit findings, pricing, offers: we go through them with you on a video call, at a time that works in your time zone. Every decision that matters is then confirmed in writing.

Reports every 30 days

A written report every 30 days: viewings, enquiries, price feedback and, if the home is earning, bookings and income. With numbers and photos.

Payments to a foreign IBAN

Short-let income and rent are paid to the account you choose, including one outside Italy, with a statement for every payment.

Double-taxation treaties

Income from a property in Italy is taxed in Italy; your country of residence may count it too, with relief under the double-taxation treaty. The rules differ from country to country: check them with a tax adviser before signing. We tell you what to ask; we don’t replace them.

Working at a distance

Everything in writing, everything from your phone.

A regular report with viewings, feedback, income and expenses. Important decisions only with your written approval. No surprises on the invoice: management, when active, is a separate contract agreed in advance. We meet when you come to Varese, at via Bagaini 10, or on a video call. We work in Italian and English; there is an Italian version of this page for family members who read Italian more easily.

An owner who handed us the keys, on Google

★★★★★

We met Andrea through friends, and he is managing our flat on Airbnb: very kind and available, we have had no problems, always there and attentive to everything.

An owner with several properties: short lets for some, ordinary leases for others

★★★★★

I entrusted BridgeRent with the management of several properties and was very satisfied. Thanks to his deep knowledge of the property market, Andrea advised us on the most suitable strategy for each property, steering us towards short lets in some cases and ordinary tenancies in others, always according to the characteristics and potential of the property. The choices proved effective and led to satisfying financial results.

The short-let management was particularly appreciated: BridgeRent took care of every aspect, from the initial registration of the activity to day-to-day management, including check-in, check-out, cleaning and communication with guests. Even small maintenance jobs inside the homes were handled promptly and efficiently.

A complete and reliable service that allowed us to delegate the management of our properties with total peace of mind. Highly recommended!

Inherited a home in Varese?

Living abroad, with a family home to decide on.

It is one of the cases we see most often. Property first: what it is worth (a written value range with comparable sales, no mandate needed), what state it is in, which routes exist. The succession (successione, the Italian inheritance declaration, the equivalent of probate) and the acceptance of the inheritance come first and are handled by a notary and a tax adviser; we prepare the property side in parallel, so it can go to market as soon as possible. With several heirs, a written value range also helps agree the split.

The full guide: Casa ereditata (in Italian).

Questions

The ones people actually ask.

Can I sell without coming to Varese?
Yes. Site visit, photos, viewings and negotiation are handled by us; completion can be signed through a notarial power of attorney. Your presence, or an attorney’s, is needed only to sign the mandate if it is not signed digitally.
How do I check what you do?
Written reports every 30 days, a statement of bookings if the home is earning, expenses authorised only in writing. You can check the company in the Italian business register: VAT IT13783730966, REA MI-2743048.
Who goes into my home?
Andrea or an agent of the team for viewings; the property management team for guests and inspections; for cleaning and maintenance, local suppliers we coordinate. An inspection at every check-out and before every viewing.
Can the money be paid to my account abroad?
Yes. Short-let income and rent go to the account you indicate, including a foreign IBAN, with a statement for every payment. How that income is taxed in Italy and in your country of residence is for your tax adviser to confirm.
I live in Switzerland: is anything different?
On the property side, no: many of our owners live in Switzerland. On tax and the double-taxation treaty you need your tax adviser: we tell you what to ask, we don’t replace them. The Swiss shore of the Ceresio is outside our agency work (it needs a cantonal licence): we can look after your property in Italy, not one in Ticino.
What language are the documents in?
The mandate, the service commitments and the contracts are Italian documents; we go through every clause with you in English before you sign. We write to you in English.
