Before selling

We don’t start from “what shall we list it at?”. We start from “does it make sense?”.

Before the price we look at value, saleability, condition, local demand, rental potential and your timing. Sometimes the answer is “sell now”. Sometimes “sell, but let it earn meanwhile”. Sometimes “wait, or improve it first”.

Exclusive sale

Always considered: 4 months, written commitments, one contact.

Sale + Earns while it sells

If vacant, furnished and the building allows short lets: a separate management contract, cancellable with 30 days’ notice.

Improve first

If the condition calls for it: sometimes a small intervention changes price and timing.

Let it and postpone

If the timing isn’t right: short let, transitional lease or 4+4, with or without management.

The process

From first reading to completion, in eight steps.

With dates: the same ones written in the service commitments attached to the mandate.

  1. Day 0Enquiry and first call

A short form online, or the Property analysis in six questions. We reply within 24 hours on working days; after the call you receive a written orientation sheet.

  2. First weekSite visit and analysis

Condition, documents, context, comparison with recent sales in the area and with rental demand. Andrea or an agent of the team, depending on the area.

  3. With the proposalA reasoned price

An asking price and an expected range, explained in writing. No prices inflated “to win the mandate”.

  4. At signingMandate and service commitments

4-month exclusive, 1% + VAT at completion, written commitments with deadlines and an exit. If suitable, a separate Earns while it sells contract.

  5. Within 10 daysPhotos and floor plan

Professional photo shoot, floor plan, listing text. Light home staging if needed.

  6. Within 15 daysListing and viewings

Agreed portals, BridgeRent channels, buyer screening, viewings coordinated with any guests.

  7. Day 30 · 60 · 90Reports and price review

Written report every 30 days. On day 60 and day 90, a price review with data, in writing.

  8. When it comesNegotiation, preliminary contract, completion

Written offers from verified buyers, coordination with the bank and the notary. The buyer’s fee is declared before the viewing: no surprises at the preliminary contract (compromesso).

Exclusivity, as a two-way deal

You entrust us with the property for 4 months. We take on commitments with a date.

We only work on an exclusive basis because it is the only way to invest properly in a property: photos, pricing, portals, viewings, reports. In return we put in writing what we do and when. These are the service commitments, attached to the mandate and the same for everyone. If we miss one, you leave without penalties. The template is listed on the Transparency page, with its version date.

A missed commitment is public. We record it in the monthly report and, from 2027, in the count published on the Transparency page: commitments kept out of commitments made.

  • ✓ Professional photos within 10 days of signing, with floor plan
  • ✓ Listed within 15 days on the agreed portals and BridgeRent channels
  • ✓ Written report every 30 days viewings, enquiries, price feedback; bookings and income when active
  • ✓ Price review with data on day 60 and day 90 against recent sales in the area, in writing
  • ✓ Reply to every buyer within one working day and to every owner request within 24 working hours
  • ✓ Viewings take priority over bookings property inspected before every viewing
While it is for sale

If the home is vacant and furnished, it can earn until completion.

Short lets managed in-house, viewings always first, 25% only on what it takes. A separate contract from the sale mandate, cancellable with 30 days’ notice. Checked case by case with eight tests. How it works → · The three scenarios →

Documents

What to have ready

  • Title deed: purchase deed, inheritance documents or deed of gift
  • Up-to-date cadastral records and cadastral floor plan (visura and planimetria)
  • Energy performance certificate (APE)
  • Building permits and planning compliance
  • Building rules and latest service charges
  • System certificates (electrical, gas, heating), if available

Whatever is missing we retrieve, or have the right surveyors and technicians produce, before going to market.

Timing

How long it takes

Observed on our portfolio: on the Varese–Ceresio axis, for mid-range and prime properties at the right price, 6 to 14 months from signing the mandate to completion. On the three documented sales, from mandate to offer 7, 10 and about 100 days; from offer to completion about 140, because of mortgages, notaries and buyers’ own timing. A wrong price lengthens the time more than any other variable: that is why we justify it in writing and review it with data on day 60 and day 90.

A seller, on Google

★★★★★

I had already worked with Andrea Tonali of BridgeRent in the past for short lets, where I came to appreciate the precision and quality of his advice. More recently we entrusted him with the sale of a family home: he immediately identified the right market value and the house was sold within a week, at exactly that figure.

Andrea really follows everything, is always there and very clear in explaining what is happening and what the next steps are. He followed us with great care right up to completion. I recommend him without hesitation.

Questions before the mandate

The real objections.

Who pays BridgeRent if I sell?
The owner pays 1% + VAT at completion, always; the buyer pays 3% + VAT at completion, stated on every listing and in writing before the first viewing. If it doesn’t sell, there is no agency fee. On €175,000, completion is worth €7,000 + VAT to BridgeRent across the two parties; management, if active, about €370 a month: that is why our interest is to sell.
Why do you want an exclusive mandate?
Because it is the only way to take on measurable commitments and put them in writing: photos within 10 days, listing within 15, a report every 30, a price review with data on day 60 and 90, a reply to every buyer within one working day. It works both ways: you give us exclusivity, we give you a way out if we fail to keep them.
How long is the mandate, and what if you don’t sell?
Four months. The 2-month renewal needs a new signature: it never renews by itself. If we miss one of the written commitments, you leave without penalties. If it doesn’t sell, you pay no agency fee.
Do you work with other agencies?
Yes. If another agency brings the buyer, the buyer’s 3% is split in half. We write it here because without that sentence no agency brings buyers to a BridgeRent property.
Can I sell a home that is already let?
Yes. It can be sold with the tenant in place, telling the buyer about the current lease, or once the lease ends. We assess it in the Property analysis.
I live abroad. Do I need to come to Italy?
No. Site visit, photos, viewings and negotiation are handled here; completion can be signed through a notarial power of attorney. How it works from abroad.
Do you sell outside Varese?
We sell in Varese, on the lakes and in Milan. We manage where we have a local team: the list is kept up to date here. Sales: Varese, Lake Varese, Ceresio and Valceresio, Lake Maggiore (Lombardy shore), the Malpensa axis, Como and the western shore, Milan. Outside this area we tell you straight away.
Will you value it without a mandate?
Yes: the Property analysis is free and commits you to nothing. After the call you receive a written orientation sheet. If you then decide to sell with another agency, that is fine.
