Fees · terms from 27 September 2026

Who pays what. With the amounts.

Three services, three separate documents, three worked examples. The terms apply to new mandates from 27 September 2026 (mandates already signed keep their terms) and stay fixed at least until 30 September 2027.

No fixed costsNo activation feePhotos and floor plan at our expense

Sale · owner1% + VATat completion (rogito, the notarial deed), always, with or without management

4-month mandate, 2-month renewal only on a new signature, early exit without penalties if BridgeRent misses one of the service commitments. If it doesn’t sell, there is no agency fee.

Sale · buyer3% + VATat completion, stated on every listing and in writing before the first viewing

A buyer who finds out at the preliminary contract is a deal that falls through. If another agency brings the buyer, it is split in half.

Earns while it sells · management25%of nightly rates collected, VAT included

A separate contract from the sale mandate, cancellable by the owner with 30 days’ notice, after confirmed stays. Cleaning and tourist tax are paid by the guest. If nothing comes in, you pay nothing.

Who pays what, on three prices.

Amounts include VAT at 22%.

Our main source of income is completion: 1% from the owner, 3% from the buyer. We only really earn when we sell. In a year of management BridgeRent earns about €4,400 on a flat like the one in the real case, less than the buyer’s 3% alone.

Leases and Commercial

The other two lines.

Transitional and 4+4 · owner10%

Only if you want management

Transitional lease: 1–18 months with a documented reason. 4+4: the standard Italian residential lease, four years plus four. No owner-side fee for finding the tenant; any agency fee is paid by the tenant under the contract. Optional ongoing management: 10% of the annual rent, VAT included, covering rent collection, deadlines, compliance, tenant relations and maintenance.

Commercial · sale1% + VAT

Same rules as residential

Owner 1% + VAT at completion, buyer 3% + VAT. Exclusive mandate with written commitments. Window screens at the agency’s expense.

Commercial · temporary use and sponsors10% + 10%

Only if the space earns

A 10% commission paid by the owner and 10% paid by whoever uses the space, on temporary uses (film sets, pop-ups, events) and window sponsors. The owner receives a flat €25 a month per screen for electricity. No income, no commission.

History of our terms

What changed, and when.

  • Until 5 September 2026: owner-side fee 3% + VAT, with management fees offset against it at completion.
  • 6 to 26 September 2026: the owner paid no agency fee on the sale; buyer 3% + VAT.
  • From 27 September 2026: owner 1% + VAT at completion, always; buyer 3% + VAT; 4-month mandate, 2-month renewal on a new signature, exit for missed commitments; management at 25% with a separate contract cancellable at 30 days. Unchanged until 30 September 2027.

Mandates already signed keep their terms. Published cases state the terms that applied.

Where to read it

In the mandate, before you sign.

Sale mandate, service commitments and management contract are three separate documents. The templates are listed on the Transparency page, with their version date. If a fee is not on this page, it does not exist.

Questions about money

Catches, fixed costs, leaving early, what the 25% covers.

What’s the catch?
There isn’t one. The owner pays 1% + VAT at completion, always; the buyer 3% + VAT. Completion is the main source of income from both sides: we only really earn when we sell. Management, if active, is a separate contract and worth a fraction: on €175,000 the sale earns BridgeRent €7,000 + VAT across the two parties; management in the real case about €370 a month.
Are there activation or fixed costs?
No. No fixed monthly cost, no activation fee, no marketing costs charged to you. Photos and floor plan are at our expense, within 10 days of the mandate.
What if I sell before the mandate ends?
We go to completion, and if management was active it ends with the last confirmed stay. If we miss a written commitment, you can leave without penalties at any time. If you want to leave without us having missed anything, the terms are written in the mandate: you read them before signing, and the template is listed on the Transparency page.
Does the 25% cover everything?
It covers complete short-let management: listing, pricing, guests, check-in, cleaning coordination, inspections, statements, compliance (CIN, guest registration, tourist tax). It does not cover utilities and the property’s fixed costs, or furnishing.
Your terms changed: why?
Until September 2026 the formula had a 3% owner-side fee with management fees offset at completion; for three weeks, from 6 to 26 September 2026, the owner paid no agency fee on the sale. From 27 September 2026 the owner pays 1% + VAT, always, with no offset: simpler to explain and to check, and completion stays the main source of income thanks to the buyer’s 3%. The terms stay unchanged until 30 September 2027, with a written date. Cases completed under earlier terms are published with the original figures and say so explicitly.
Do you work with other agencies?
Yes. If another agency brings the buyer, the buyer’s 3% is split in half. The owner pays nothing extra.
