How long does a transitional lease last?
From 1 to 18 months, with a documented transitional reason (a fixed-term employment contract, a secondment, a research post, renovation of the main home). When it ends the home is free again: there is no automatic renewal.
Who is looking for these homes?
Staff of the Joint Research Centre in Ispra (European Commission), crews and technicians at Malpensa, doctors and trainees at the Ospedale di Circolo, researchers and lecturers at the Insubria and LIUC universities, cross-border workers starting a job in Ticino. On our portfolio, Busto Arsizio has an average stay of 27.5 nights and Gallarate of 10: long stays linked to the airport, closer to a transitional lease than to tourism.
What does the owner pay?
Nothing to find the tenant: any agency fee is paid by the tenant under the contract. Optional ongoing management at 10% of the annual rent, VAT included: rent collection, deadlines, compliance, maintenance, tenant relations.
What does the home need?
Furnished and fully equipped, an internet connection, a correct and registered contract, an energy certificate (APE), a handover report with inventory. People arriving from abroad want to walk in with a suitcase.
And if I want to sell later?
When the transitional lease ends the home is free: you sell it, or move to Earns while it sells. It is the typical path: a transitional lease while you decide, then a sale with the home earning.
