Your second home on the lakes. Sell it, let it, or make it earn?

You use it a few weekends a year and pay for it for twelve months. This is not an agency question (“what is it worth?”): it is a question of strategy. There are three routes, and the answer depends on three variables we check on a site visit.

The problem

What a second home costs, even when you are not there.

Orders of magnitude to check on your own property: IMU (the municipal property tax, due in full on second homes), building charges, minimum utilities, routine maintenance, insurance. Plus the capital tied up.

You hardly use it

Two or three weeks a year. Meanwhile the home ages, the systems sit idle, the building charges arrive on time.

You are not sure whether to sell

The Varese and Lakes market moves at a different pace from Milan: selling well takes time and the right price. Selling badly is quick.

You don’t know how to let it

A short let, a transitional lease (1–18 months with a documented reason) and a 4+4 are not interchangeable: they differ in flexibility, workload and compatibility with a future sale.

How to decide

Three variables, one site visit.

Condition and furnishing. A furnished home in good condition can earn straight away. One that needs refreshing must be assessed: sometimes a small intervention changes everything.

Local demand. Varese town centre, Lake Varese, the Ceresio and Lake Maggiore have different demand by season and property type: we use data from our managed portfolio, not national averages. Porto Ceresio: 64.9% occupancy at €100 a night over the last 365 days.

Your timing and your use. Want to keep it free in August? Want to sell within a year? The compatible formula changes.

Questions

The ones people actually ask.

Can I still use it myself for a few weeks?
Yes, with a managed short let: the weeks for personal use are agreed before activation and blocked in the calendar. With a transitional lease or a 4+4, no: the home belongs to the tenant for the length of the contract.
If I let it, can I still sell it?
With a short let, yes, at any time: that is the logic of Earns while it sells. With a transitional lease, when it ends. With a 4+4 you sell with the tenant in place, to a different kind of buyer.
How much does a second home on the lake earn?
It depends on type, furnishing, town and season. The three-scenario simulator uses our portfolio data by area; we work out the figure for your address, free.
What about tax?
The cedolare secca (flat-rate rental tax) on short lets at 21% on one unit and 26% on the second, above two units a business is presumed from 2026; IMU on second homes; possible tax on the capital gain if you sell within 5 years of buying. If you are tax-resident abroad, the double-taxation treaty between Italy and your country applies too. We are not tax advisers: we check the tax side with yours before signing.
I live abroad: how does it work?
One contact in Varese for everything: viewings, guests, maintenance, documents. We work in Italian and English. How it works from abroad.
