Eighty thousand people, a compact old town, hillside districts, a lake and the Sacro Monte. Milan Cadorna is 55 minutes by train and Malpensa airport is closer still. Below: what that means if you own a home here: what sells, what lets, and to whom.

Town centre

Corso Matteotti, Piazza Monte Grappa, both railway stations (FS and FNM) within walking distance. Period buildings and 1960s–70s blocks; plenty of one- and two-bedroom flats. This is where short lets work all year: business trips, the universities (Insubria, and LIUC in Castellanza), events, Malpensa. The two-bedroom flat we sold for €175,000 is here.

Questions about the area

The ones we are actually asked.

How long does it take to sell a home in Varese?
On our portfolio, between 6 and 14 months from signing the mandate to completion for correctly priced homes; the two-bedroom flat in the centre received a full-price offer in its fourth month. The asking price matters more than any other variable: that is why we review it with data on day 60 and day 90.
Do short lets work in Varese, or only on the lakes?
In the centre they work all year, with less seasonal demand than on the lakes: work, universities, events, Malpensa. On our portfolio Varese shows 72.5% occupancy at €69 a night over the last 365 days, with an average stay of 5.0 nights. In the residential districts short-let demand is weaker, and a transitional lease or a 4+4 lease (the standard Italian residential lease: four years plus four) often makes more sense.
Is Varese a good place to buy to invest?
It depends on district, property type and entry price: in the centre short lets hold up all year; in Giubiano the transitional lease for hospital staff is real demand. We give you three scenarios on our own data, not a promised return.
I live abroad and have inherited a home in Varese. Where do I start?
With the property side: value range, possible routes, timing. The probate (successione) and the tax side need a notary and an accountant: we tell you what to ask and whom. All of it can be done at a distance. Your property is in Varese. You are not. → Our guide to inherited homes is on Casa ereditata (in Italian).
Where do we meet in Varese?
At the former Cinema Vittoria, via Bagaini 10, a short walk from Piazza Monte Grappa, by appointment. Or at your property.
