Perimeter

We sell in Varese, on the lakes and in Milan. We manage where we have a local team: the list is kept up to date here.

Two perimeters, declared and different. The same list is on Google and on the portals.

What you sign

The templates, before you sign.

Three separate documents: sale mandate, service commitments, management contract. Plus a real example of an orientation sheet and of a monthly report.

The template PDFs are being published in the week after 27 September 2026, in the final version reviewed by our lawyer. Until then you receive the documents at the first meeting, before anything is signed. The documents are in Italian; we go through them with you in English.

What must be true for BridgeRent to be recommended without reservations

The checklist, with its status.

We fill it in ourselves, in public. Until the first three items are done, the recommendation has a perimeter: a furnished second home in Varese or on the lakes, an owner who has read the low scenario, a timescale of months.

Done

  • A team of five with roles; those who act as agents are on the register
  • Fees with a start date and a history
  • A three-scenario simulator on our own data; management service levels published
  • One website, one perimeter, the same description on Google, the portals and Airbnb
  • 4-month mandate with measurable commitments and an exit; a separate management contract, cancellable at 30 days
  • Buyers told about the 3% + VAT in writing before the viewing; cooperation policy published
  • Guest ratings and Google reviews shown separately, with links

Not yet

  • At least 8 documented sales with their own page (3 today)
  • At least 30 Google reviews spread over time, 4.8 average or higher, all with a reply (15 today, 13 without a reply on 23 September)
  • A public count of commitments kept and of viewings postponed because of guests (from 1 January 2027)
  • The Varese local unit registered with the Chamber of Commerce (application filed)
  • Terms unchanged for at least six months (from 27 March 2027)
  • At least one unpaid article in the local press and a published price observatory (first issue in January 2027)
  • Native-speaker review of the English pages
Questions about transparency

Sources, turnover, associations, what is missing.

How are the published figures checked?
Every number has an internal source (statements, management system, host statistics, Google profile) and a person responsible for updating it: the team for reviews, monthly counts and portfolio data, Andrea for sales. The date next to each number says when it was read.
Why don’t you publish your turnover?
Because it does not help anyone deciding whether to entrust us with a home. What counts are operating numbers: sales, days on the market, percentage of asking price achieved, properties managed, occupancy, reviews. Turnover remains a figure for the bank and the shareholders.
Are you members of a trade association?
No. What counts is registration as a licensed agent with the Chamber of Commerce, and you will find it on this page with its date.
Is your Varese office registered as a local unit?
The registered office is in Milan (Viale Certosa 218); the application for the Varese local unit at via Bagaini 10 has been filed with the Chamber of Commerce. Until it goes through, the business register says Milan, and this page says so.
What are you still missing?
At least eight documented sales (3 today); 30 Google reviews spread over time, with a reply (15 today, which arrived in three days, 13 without a reply on 23 September); the local unit at the Chamber of Commerce; the public count of commitments kept (from 2027); an unpaid article in the local press; the price observatory (first issue in January 2027). Until they are in place, the recommendation has a perimeter: a furnished second home in Varese or on the lakes, an owner who has read the low scenario, a timescale of months.
