The BridgeRent product
A property for sale shouldn’t sit idle.
Months pass between mandate and deed. Building fees, property tax and utilities keep running. If eligible, BridgeRent puts the property to work with in-house short-term rentals and keeps selling it. Viewings always take priority.
The problem
Months of waiting, certain costs, zero income.
In Varese a furnished flat can take several months to find the right buyer. Meanwhile it shows at viewings as a switched-off home.
The solution
Managed short-term rentals, until the deed.
Airbnb listing in your name, pricing, guests, check-in, cleaning and inspection after every check-out: all in-house. You see bookings and income from your own account.
The priority
The sale comes first. Always.
The booking calendar is subordinate to viewings. Inspection before every visit. Confirmed bookings are commitments we honour, so we never accept one that conflicts with a scheduled viewing.
Eligibility
Not for every property. And we say so first.
If the check says no, we sell the property the classic BridgeRent way anyway: exclusivity, €0 owner-side, same written commitments.
Works well if
- furnished, or willing to furnish (advance can be agreed)
- vacant: second home, empty or inherited property
- building rules allow short-term letting
- sale horizon of at least a few months
- in Varese or within thirty minutes: city, Lake Varese, Valceresio
Not for you if
- you need to close within weeks
- the property is occupied, uninhabitable or needs renovation
- short-term letting is not allowed
- you don’t want guests in the home
What you pay, in full
Two items. Nothing hidden.
Sale commission
€0
Owner-side. The buyer pays 3% plus VAT at the deed. If it doesn’t sell, it doesn’t exist.
Short-term rental management
25%
VAT included, only on nightly rates actually collected. Cleaning and tourist tax are paid by the guest. Nothing in, nothing owed.
How interests align

Our main fee on the transaction comes only at the deed. Management makes the wait productive; it doesn’t extend it. Contract details are read before signing.
